Environmental Services

Before a transaction closes, a shovel breaks ground, or a permit is issued, your team needs environmental clarity. Alt & Witzig provides Phase I and Phase II Environmental Site Assessments, wetlands delineation, and environmental due diligence services designed to give developers, lenders, and project teams the documented certainty they need to move forward — or the early warning they need to adjust.

Phase I Environmental Site Assessment (ESA)

A Phase I ESA is the standard due diligence step for any commercial real estate transaction or development project. Our assessments conform to ASTM E1527-21 and all applicable All Appropriate Inquiry (AAI) requirements. We review historical records, conduct site reconnaissance, and interview key contacts to identify Recognized Environmental Conditions (RECs) — and we deliver findings on a timeline that keeps your deal moving.

Lenders, developers, and buyers rely on our Phase I reports because they're thorough, clearly written, and signed by a licensed environmental professional with the regional experience to know what matters and what doesn't.

Phase II Environmental Site Assessment

When a Phase I identifies RECs that require further evaluation, a Phase II ESA provides the subsurface sampling and laboratory analysis necessary to characterize contamination — or confirm its absence. Our environmental scientists and engineers design Phase II scopes that are targeted and efficient, delivering the data you need without unnecessary scope expansion.

Wetlands Delineation & Jurisdictional Determination

Wetlands and streams can halt a project if they're not identified and addressed in planning. Alt & Witzig environmental scientists conduct wetlands delineations in accordance with Army Corps of Engineers protocols, preparing the documentation needed for jurisdictional determinations and permitting. Early-stage delineation prevents costly design revisions and regulatory delays down the line.

Environmental Due Diligence for Transactions

For lenders, investors, and developers managing portfolio-scale due diligence, we provide responsive, consistent Phase I services across multiple sites and markets. Our multi-office presence across Ohio, Indiana, and Kentucky means a single point of contact can coordinate environmental due diligence across a regional portfolio — with the same standard applied at every site.

Environmental Clarity Before You Need It

The most expensive environmental problem is the one discovered after closing. Our assessors approach every Phase I with the same field-oriented rigor that defines our geotechnical practice — not a desktop review dressed up as a site visit. When we say no RECs were identified, that conclusion is backed by the work that supports it.

For development projects where geotechnical and environmental due diligence both occur, Alt & Witzig's ability to coordinate both disciplines under one engagement — same project manager, same timeline, single report package — eliminates the schedule friction and communication gaps that come with managing multiple vendors.
